When Julie, Bennett and I first moved to Illinois; in fact, when Julie moved back to Illinois and I for the first time from North Dakota along with our 1 year old son Bennett we needed a home immediately. I first contacted Jim from North Dakota 1 week prior to my arrival and within 10 days Jim, Julie, and I were house hunting. After 5 hours of looking at homes the three of us were back in Jim’s office putting together an offer on a townhome. The deal was accepted and we moved into our new home on November 18, 2007. Jim Ludes spent well over 6 months helping my husband Jeff and me find our first home. He showed us countless homes week after week; and even though we felt like we were never going to find the right place, he didn’t let us get discouraged.

Jim was most helpful and professional in our relationship with him. He was optimistic about our prospects for a rapid sale, although we originally did not share his optimism. We took his advice regarding asking price (even though it seemed higher than we had expected) and his suggestion to list the house “as is” (which assuredly helped us sell in such a timely manner).
Jim enthusiastically showed our house. He familiarized himself with the listing so he was in a position to emphasize the most positive aspects of the property and those that would be the most desirable for prospective buyers. We felt at all times that Jim was concerned with what was best for us and our house and its future owner. In addition, Jim went above and beyond his role as real estate agent in our behalf. For example, he secured a cleaning lady for us to ensure the house would show in the best possible light and he even helped us move heavy items from the property when it became necessary to do so.
Finally, Jim made himself available to us throughout the sales process. Since we live outside the Coal City area, it was important that Jim be available as quickly as possible. He was always a cell phone call or e-mail away whenever we had questions or concerns. The decision to sell the Coal City house was a very emotional and difficult one. It has been in our family for well over 100 years and was filled with four generations of family memories. The entire selling process would have been more difficult had we not felt that Jim understood how important the property was to us. Our house sold in less than two weeks and closed in just a little over a month from the date of the listing agreement.
